What formats are the documents available in?
The documents are uploaded by the condo management companies in a variety of types, including Adobe PDF, Microsoft Word, Microsoft Excel, and others. While we encourage the condo management companies to upload files in Adobe PDF (Acrobat) format, the final choice of format is left to the management company.

What happens if I download a file I can not open?
Use the support system to contact us and we will convert the file into a portable, useable, format for you! We're interested in making sure you can always use the documents you order!

What is the difference between "Immediate Download" and "Available For Delivery" ?
"Immediate Download" files have been uploaded to Condo Papers by the condo management companies already. Once you order and pay for the document, it will be available to download and view from Condo Papers right away.

"Available For Delivery" files are not immediately available once you pay for them. The condo management company must first create the document and then upload it to the system. You will get an email when the document is upload, and you can download it at that time. Delivery files are often those that are updated daily, or have time sensitive or legal information that needs to be checked with each order, like estoppels.

How long does it take before I can download immediately?
Once payment has been confirmed by our merchant processor, it take about two (2) minutes for our system to update the document availability for your account.

How long does it take for delivery documents to arrive?
When you order a Delivery document, the time the condo management company requires is normally included in the description of the document. Depending on the document, this could be as short as one (1) business day, or up to a week or more. The time required is set by the condo management company and they are also responsible for making the deadline they set.

When do RUSH times start?
Unless otherwise specified, rush orders must be placed by 2:00 PM local time of the building the document is ordered for, on a standard business day (Monday to Friday, does not include regular or statutory holidays). Rush documents ordered after 2:00 PM will be considered to have been ordered the next standard business day.

How long do I have to download the file?
You have 10 days to download a file once it has been made available to your account. For Immediate Download, this starts right after payment confirmation. For Delivery Documents, this starts once the document has been uploaded to Condo Papers.

Download vs. Open File?
When you click on a purchased file link, most systems will offer two choices - "Open With" or "Save to Disk". Choose "Save To Disk". If you only Open With, you are NOT saving the file to your computer, and will not have the document after the download time is passed. Instead, always Save To Disk, and then open the file locally.

I forgot to download a file, what can I do?
We can not offer the document for download again. You will need to purchase the document a second time. Please, please, read the question above and make sure you Save To Disk the purchase.

Who sets the price of the documents?
The management company sets the price of each document. Condo Papers does not add to the purchase price - what you pay online with Condo Papers is the same you'll pay directly, except without Condo Papers you'll need to pick up the documents manually (and find parking, fax your document request to them, wait for the documents to be prepared, you understand)! This is also why the same type of document (for example: budgets) may have different prices depending on which building you are buying the document for.

Explain the Service Fees
As part of our service, Condo Papers may charge a Service Fee with each purchase. We do this to help cover our costs and create an environment that encourages Management Companies to move to electronic distribution. A couple things about our Service Fees:
  1. We never charge a Service Fee for free documents, only when your purchase includes a paid for document. Free documents remain free!

  2. The service fee is only charged once every 28 days, for the same unit. This means if you order an incomplete set of documents, and then go back for more within 28 days, there is no additional service fee for the same unit. This allows you to purchase documents, ask the management company for more, and purchase new documents without multiple Service Fees!

How safe is my credit card payment?
100% because Condo Papers never sees, records, or has access to it. All our payment processing is done through an online merchant processing company: PayPal. They handle all the processing, verification, and payment authorization. You don't use your credit card until you are on their site, and they keep it to themselves. They alert us to all the successful transactions, and we automatically make the documents available for download!

You rejected my credit card! You suck! (And how do I fix this?)
Don't panic! We think you're and awesome person, and so far 100% of the support calls on this issue have been resolved by one of two solutions: (A) Make sure the address used on the credit card validation page is the address the credit card bills go to. In many cases, people have simply put in their work address, or they borrowed the card without getting the billing address. If your credit card is rejected, please re-check that you've put in an address that matches where the credit card bills are sent to. (B) Make sure the CVS number is filled in. For most cards, this is the 3 or 4 last digits, on the back of the card, by the signature stripe.

Can I return a download or get a refund?
Because of the nature of electronic documents, there are absolutely NO returns, and NO refunds. If you really, really, need to contact us about a document you purchased, please use the support system to contact us. Note though that we track all sales, including each and every download or viewing of a document including account access, time, IP, and other logging information.

What happens if I don't complete my purchase in 90 days?
Some documents, including Estoppels, require additional information to be provided after the purchase is made. You have 90 days to provide this information. If the additional information is not supplied within 90 days the purchase will be considered completed and neither a refund or the document will be delivered at that point.

What can I do with the documents?
All the documents are covered by the Copyright of the condo management company that uploads the files. As such, all documents are for personal use only, and may not be distributed, sold, copied, or republished, for either commercial or non-commercial use.

Who is responsible for the content of a document?
All responsibility for the contents of a document are the sole responsibility of the condominium management company that uploaded, or listed for sale, the document.

  1. Canadian Condominium Institute through the South Alberta Chapter since 2007
  2. ACMA, the Alberta Condominium Manager's Association since 2008
