**A SOLICITOR UNDERTAKING to holdback condo fees for any CLOSINGS ON THE 1st of the month must be received PRIOR to release of the Estoppel.** We do not release Estoppels until the bank confirms payment has cleared - on or about the 8th of the month. If we DO NOT receive a solicitor undertaking, Estoppels for closings at the beginning of the month (first week) will be held until confirmation is received, regardless if you ordered the Estoppel on a RUSH or REGULAR delivery. If you do not require the Estoppel right away, we request you do not order it on a rush. All Estoppels for mid-month closings will be released on the closing date, provided the account is in good standing/payment of arrears has been received by our office (cheques made payable to the Condo Corp).
